Rental Agreement
By submitting a booking request you are agreeing to the following Terms and Conditions which consists a legally binding contract:
- The person making the booking takes full legal responsibility and represents all of the guests.
- A Good Housekeeping deposit of £150 is required to secure your booking. This will be returned to you after a check out inspection has been fully completed to ensure that there has been no damage or excess mess.
- To secure the booking you are required to pay 20% NON REFUNDABLE deposit of the booking price.
- The full balance together with the good housekeeping deposit of £150 needs to be paid 30 days before the arrival date. Failure to fully pay before 30 days will result in the cancellation of your booking with the loss of the 20% deposit. The Good Housekeeping deposit will be returned. Please get in touch as soon as possible with any problems with payment and we can work with you.
Good Housekeeping deposit
Damage to the property or its contents or the requirement of additional cleaning due to excess mess WILL
result in loss of full or partial deposit and may result in a Small Claims Court action to recover additional charges and replacement costs.
Cancelling your booking
- Do not resell or give your booking to someone else – This is prohibited.
- If unable to pay your balance in full before 30 days, please get in touch as soon as possible as we may be able to offer a payment plan.
- Arrange travel insurance prior to your stay to cover deposits / full payment as they will not be refunded
Check In and Check Out
- Check in is 4.00pm. Please check the property as you arrive. If anything is wrong, please get on touch as soon as possible. If you accidentally damage something while you are staying, please let the manager know which gives them chance to replace / repair before the next guests arrival.
- Check Out is 10.00am – Please make sure you are checked out before this time
During your stay
- Keep the Property clean & secure – It is your responsibility to ensure that the property is secure and all windows and doors are locked when you are not there. You also have the responsibility of leaving the property in the condition you first found it.
- Using Gas & Electricity – Gas and Electric are based on a FREE fair use only policy. Should there be abuse or excessive use of these utilities you may face additional costs or charges.
- Do not feed the birds – Please do not feed the seagulls or other birds. This can be dangerous and create unnecessary mess which can be deemed toxic or poisonous. It can also cause risks and nuisance to others on the site.
- Footwear – Please be careful of the footwear you are wearing while in the property. Shoes like stilettos and other heels can cause damage to the flooring and lino. You WILL be charged for the replacement costs should this occur.
Eviction will occur without compensation if:
- You have pets or guests staying that have not been disclosed.
- You cause a nuisance to other guests in the park. (loud music, arguing, shouting)
- You feed the birds.
- Anyone is found smoking inside the property.
- Anyone is found with illegal drugs or substances on site.
- You park in areas you are not allowed to park.
- You breach any of the site rules.
End of your stay:
- Please leave the property clean & secure – Before you leave the property you will need to ensure that you have hoovered, emptied the bins, wiped down surfaces and put everything back in its place.
- The property should be left exactly as you found it. Failure to do this can result in the loss of your deposit at the owner’s discretion.
- Any missing property that has not been reported will be classed as stolen and you may face prosecution as well as losing your deposit.
- Close all doors and windows and ensure you lock up.
- Do not overstay the agreed departure time – Leaving later than the departure time can result in a fine. The property will need to be prepared for the next guests.
- If you leave before the departure date – You will not be entitled to any compensation or a refund should you leave early. Unless in the unlikely circumstance that the property owner is unable to provide you with the advertised holiday or satisfactory accommodation.
Plane Noise
Note: RAF Coningsby is nearby to Tattershall Lakes - This is home to the Battle of Britain Memorial Flight which includes the Lancaster Bomber and Spitfires together with the mighty Eurofighter Typhoons. We are lucky enough at times to experience our very own free air show at times so please expect there to be plane noise. Occasionally they train on night flying and they advertise the dates here: https://www.raf.mod.uk/our-org.... Please note they usually do not fly the Eurofighter typhoons at the weekend.

Dog Policy
- Bring your doggies throws and bed for wherever they lay, not allowing on any unprotected furniture or beds
- Bring a towel and dry down and wipe paws when needed
- Do NOT leave your pet unattended unless crated
- A maximum of two dogs per stay
- Clean up after your doggie at all times
- Any damage caused by your doggie you are responsible for and be charged accordingly
- When moulting please hoover and keep on top of shedding, emptying the Hoover after use
- Please be respectful and report to Nightingale Lodge any accidents
Hot Tub Policy
- Do NOT let any guests get in the hot tub without reading the Important safety sign
- All guests must shower before getting in the hot tub removing makeup sun cream along with fake tan this clogs up the filter system.
- Check the temperature of the hot tub temperature as it may not be up to full temperature on your arrival date, this is due to it being fully drained after every guest and refilled with warm water
- Floating chlorine dispenser - if there is a floating dispenser in the hot tub, please remove this when in the hot tub and drop back in when not in use, if not floating this is built inside so nothing to do except close the lid when not in use … this keeps the hot tub warm and clean
- The water level is very important and has to stay approximately 5 inches above the top jet and no higher and never to be left to go below the top jet, this allows the filter system to filter properly, letting the water level get low can result in breakdown of the hot tub, so always top up if gets low with the hose nearby, letting the water level go low is breaking hot tub rules and will cause damage that you will be liable for
- Please do not leave swim wear googles or any toys in the hot tub as they can get trapped in the jets and will result in shutting down the hot tub
- Do not touch any of the programmes on the hot tub as this can turn it into sleep mode so will go cold, you only need to press the jets button and light when required
- Plastic glasses only in the hot tub
- Do NOT sit or stand on the hot tub lid as this will snap and result in a large bill to replace this at your own expense
- Any mis-use of the hot tub will result in loss of your deposit, do not use any form of bubble spa liquid
- We do not recommend the hot tub for young children, the elderly or guests with heart conditions or ladies during pregnancy, if you choose to use the hot tub, doing so is at your own risk, you must take regular breaks from the heat every 15minutes, all non-swimmers must have swimming aids and not to be left alone
(this is your responsibility) - Our hot tub Team will require access on your check out day anytime from 8.30am as the hot tub is on a round to be drained and re filled
Access is also required daily for the team to check the chemical levels are correct this is for your safety - Any children we recommend swimming aids and not to be left unattended
General Rules
- Please leave Nightingale Lodge clean and to the standard you was welcomed with on arrival, including all contents back in the original place on departure including:
- No rubbish to be left at all, you will find outside waste bins near your accommodation
- Dishwasher emptied (where applicable)
- All pots washed and put back away
- Oven cleaned of food and grease
- No items left behind
- Any toilet accidents please be respectful and inform Nightingale Lodge Holidays so we can arrive prepared and sort any issues
- All outdoor shoes to be removed before walking on carpets, heals are not allowed in the property
- Strip all used beds fully before departure, leaving the mattress and pillow protection on and leaving in the laundry bags provided at the end of beds, this helps protect our housekeeping team of cross contamination please do not mix colours
- Strictly NO smoking in the property or on the verandas and any smell of smoking of any kind will result in loss of your deposit and banned from any of my properties in the future, you can smoke outside off the veranda only
- Any evidence of use of drugs will be reported to the police and banned from staying with us and a loss of your deposit
- Sub-letting or selling of your break is illegal and forbidden and this also invalidates my insurance. Being found to do this will result in your break being cancelled and no refund issued
- The price you have paid is for your accommodation only
- Do not allow little ones to jump on the beds as this will snap the bed panels and legs, which you will be liable for
- Please be careful during the colder months as the decking will be slippery.
